The South Bend Redevelopment Commission has approved an updated plan for a nearly $40 million development on the city’s so-called "Wharf" site. The two-phase proposal includes condos, commercial space and the possibility of apartments or a boutique hotel.

The new plan replaces a previous agreement with Wharf Partners LLC from late 2016.

According to the South Bend Regional Chamber of Commerce, the project will include $5 million in public money through Tax Increment Financing. CEO Jeff Rea says Phase I will cover the first-floor commercial space, to be followed by condos or office space on the second floor and condos on floors three through seven. Phase III would include more commercial space as well as apartments or a boutique hotel.

Rea says if developers choose the apartments rather than the hotel, the project will likely include a third building, which would be a work-live space.
