Indianapolis-based Flaherty & Collins Properties has opened a $26 million development in Missouri. The Heights Linden Square includes more than 200 apartments and 10,000 square-feet of retail space. April 13, 2015

News Release

KANSAS CITY, Mo. – Flaherty & Collins Properties has announced the Grand Opening of The Heights Linden Square, a luxury mixed-use development in Gladstone, Missouri. The grand opening and ribbon cutting ceremony will take place on Thursday, April 16, 2015 from 4pm-7pm at the site, 601 NE 70th Street in Gladstone.

“We are excited to unveil The Heights Linden Square to the residents and community of Gladstone,” said David Flaherty, CEO of Flaherty & Collins Properties. “This project will help transform the downtown Gladstone area of Linden Square.”

The Heights Linden Square, which features 222 market rate luxury apartments and 10,000 square feet of street-front retail, is a $26 million project that includes the finest amenities in the Gladstone area, just 15 minutes from the heart of Kansas City.

“The Heights at Linden Square represents part of a community vision for a downtown Gladstone. The Heights and Downtown Gladstone will be a place for people to gather and be proud of the community they live or work in,” said Kirk Davis, Gladstone City Manager. “With an estimated economic impact of $100 million over the next 20 years, The Heights is an example of economic development that is responsible and designed to support our small businesses through the purchasing power of approximately 400 new residents.”

The ground level of The Heights consists of 40 two-level apartment homes, each with their own attached single car personal garage. Above the two level apartments are two levels of flats. Parking for these units will be surface parking on the interior of the project and an additional 40 single car personal garages. Additional on-street parking is available on three-sides of the property that is available for residents, or the retail space. The average apartment home is 942 square feet.

Community amenities will include a state of the art fitness center, tanning salon, cyber cafe, business center, plus a game and leisure center. A resort style pool, featuring a wet deck, will be located in the center of the community. In addition, residents will enjoy an “Outdoor Living Room,” highlighted by fire pits and commercial grade grills, with accompanying outdoor furniture.

Additionally, Google FiberTM broadband service will serve as a major technology component of its mixed-use development, The Heights Linden Square.

“We're excited to bring future residents, guests and retail tenants and customers at The Heights cutting-edge technology,” said Ryan Cronk, Vice President of Development for Flaherty & Collins. “It will be a major asset to the property.”

Luxury one and two-bedroom apartment homes feature 42-inch kitchen cabinets, luxury wood floors, Roman soaking tubs, granite countertops, full-size washer and dryer and track lighting in the kitchens.
