Ground broken on spec warehouse in Bunker Hill

Ohio-based Keller Logistics Group has broken ground on a 150,000-square-foot speculative warehouse building at the Grissom Aeroplex in Bunker Hill. The $12 million facility is being designed to serve tenants in the distribution, logistics and manufacturing industries.
Located at South Innovation Way and West County Road 800 South, the warehouse is being designed with 36-foot clear heights, multi-tenant rear-load access, and the potential to expand to 200,000 square feet.
Bryan Keller, president of Keller Industrial Properties, says the facility is a long-term investment in the future of Indiana’s logistics economy.
“As supply chains continue shifting toward regionalized models and faster fulfillment, we’re providing the infrastructure that makes those models sustainable and scalable,” Keller said in a news release. “Breaking ground here holds special meaning for me. I spent my teenage summers working in these very fields, and now we’re building a state-of-the-art logistics facility that symbolizes growth—not just for our company, but for the entire region.”
The project is being developed in partnership with Indianapolis-based Arco Design/Build.
“The Peru-Bunker Hill corridor is one of Indiana’s most compelling growth areas for logistics and manufacturing,” said Austin Brasher, vice president at ARCO. “This project positions Keller and future tenants at the heart of that growth, offering proximity to major markets without the operational constraints of urban cores.”
A spokesperson for Keller said there has been some interest from potential tenants, but no deals are in place yet. Local leaders expressed optimism for the economic benefits that such a facility can bring to the area.
“This development brings jobs, investment, and visibility to the region, aligning perfectly with our long-term economic goals,” said Jim Tidd, economic development director with the Miami County Economic Development Authority.
Construction is slated for completion by the end of the year.
