An industrial facility in Bluffton has been sold for nearly $21 million. The deal for the Alexin LLC headquarters involves its sale to a private company and lease back to the aluminum manufacturer. April 20, 2015

BLUFFTON, Ind. – Stan Johnson Company, one of the nation’s premier net lease brokerage firms, has completed the sale of a 100 percent fee simple interest in an industrial facility leased to Alexin LLC located at 1390 South Adams Street in Bluffton, Indiana to a private investment group for $20,500,000.

Ken Hedrick, Jerry Hopkins, D. Andrew Ragsdale, and Scott Briggs of Stan Johnson Company represented the seller and the buyer in this corporate sale-leaseback transaction.

“Alexin LLC engaged our firm to assist and advise in the efficient optimization of the real estate in its capital structure,” said Briggs, “and to that end our team helped Alexin LLC achieve its goals by soliciting interest from the market in the form of a long-term corporate sale-leaseback of its headquarters and primary production facility. Our process resulted in nine competitive offers from qualified candidates and ultimately secured Alexin LLC the proceeds it desired on the terms it required.”

The Property is located along the western side of South Adams Street (also known as County Road 100 East) in the southwestern portion of Bluffton, Indiana abutting the railroad. The 90,108 square foot facility was built in 2009 for the specific requirements of Alexin LLC and is currently being utilized as Alexin's headquarters and only aluminum remelt facility. Alexin LLC was founded in 2008 by a group of seasoned aluminum casting and extrusion professionals with more than 75 combined years of industry experience.
