CRAWFORDSVILLE, Ind. – Garmong Development Company, LLC has announced their plans to immediately begin construction of a shell commercial building in the Crawfordsville Commerce Park. Garmong will construct the building as part of a public/private partnership with the City of Crawfordsville.
Indiana based Garmong Construction Services and Garmong Development Company, LLC will self-finance construction of a 50,000 square foot industrial shell building that is expandable to 200,000 square feet on development land provided by the City of Crawfordsville.
Garmong and Montgomery County Economic Development (MCED) will immediately begin marketing the building and upon completion, the building will be sold to a commercial end user. Construction of the new building in the Commerce Park will break ground in June of 2015 and is planned for completion in January of 2016.
The building was specifically designed to appeal to an active market that we know exists. This project will, for the first time in recent history, put Crawfordsville on economic development radars as a serious competitor for high quality job creation. Construction will use NUCOR steel and include local resources and manpower whenever possible.
The corporate world moves at a fast pace today and most businesses looking to expand and grow prefer an existing, modern building. Time is of the essence and a building that is already under construction is much more marketable than bare ground. This commercial building will speed the attraction of growing companies to Crawfordsville and Montgomery County who seek local resource advantages and access to markets in Chicago, Indianapolis, and other major Midwestern markets. This expandable structure is being constructed at the developer’s expense to minimize the financial commitment of the community while actively boosting our potential for future job creation.
The Crawfordsville Commerce Park site was chosen due to its proximity to I-74, existing infrastructure, and upcoming upgrades to Concord Road.
The new facility will be constructed of precast concrete to a clear height of 32 feet which ideally meets current demand. The expansion walls will be built with state-of-the-art metal sandwich panels. Column bays will have a minimum spacing of 50’ by 50’. Site asphalt, sidewalks, drainage and landscaping will be 100 percent completed by the developer. All utilities will be stubbed up inside the shell facility for ease of access.
MCED Executive Director, Kristin Clary is the project contact for marketing the new building. MCED provided critical research and planning for the shell building. This strategy has proven very successful in other communities and has resulted in significant job creation. Garmong has constructed commercial buildings in Indiana and Illinois communities for over 85 years operating from its corporate headquarters in Terre Haute and satellite office in Indianapolis.
