A new industrial building is coming to Whitley County. The Economic Development Corp. says an expandable shell building will be located in the Park 30 Business Center.

January 6, 2015

News Release

COLUMBIA CITY, Ind. – Developer 30 Spec Realty, LLC today announced plans to construct a 16,000 SF expandable shell building in “shovel ready” certified Park 30 Business Center in Whitley County.

The shell building will be located on a 2.36 acre lot on Progress Court in Park 30 Business Center. The Carey Group has been selected

as the design builder for the project. BND Commercial will represent the facility. Site work for the project is now underway and the

shell building will be available for lease or sale during the second quarter of 2015.

“This project represents an important tool in our EDC Toolbox to support growth oriented companies locating in Whitley County,” said

Whitley County EDC President Alan Tio, “We will work with regional and state economic development partners to market this facility to

companies in our regional target industries.”

Park 30 Business Center is a “Class A” industrial park developed by Customer Choice Services Corporation (CCSC), a wholly owned

subsidiary of Northeastern Rural Electric Membership Corporation. Situated along US Highway 30, Park 30 is “shovel ready” certified by

the Indiana Economic Development Corporation. Progress Court was developed in 2009 by CCSC and the Whitley County

Redevelopment Commission to establish 2+ acre lots for startup and supplier companies in target industries such as medical device.

“While working alongside with the Whitley County EDC we surveyed the inventory of available facilities in the county and found a lack

of mid-sized industrial buildings. Our team knew there was a need to develop an Industrial Spec Building in Park 30 Business Center

that was designed to expand and meet the growing demands of the owner,” said 30 Spec Realty LLC member, Troy Wilcoxson.

“The 30 Spec Realty LLC project represents the fourth shell building to be developed at Park 30 Business Center since its inception in

1996. Rail Connect Business Park, located on 600 E near US30, has a 70,000 SF expandable shell building available for lease or sale, by

developer Whitley RC Investments LLC.

Whitley County Council today approved 10-year tax abatement on the shell building at the request of the Whitley County EDC. The

Whitley County Redevelopment Commission is also participating in holding costs associated with the project.

“This project continues the Whitley County Redevelopment Commission’s 20+ year track record of working proactively to support

industrial development in our community,” said Chairman Jim Argerbright, “We are actively working on a number of projects in the US

30 corridor to encourage new investment and job creation.”

Companies already located in Park 30 Business Center consist of 80/20, Inc., Autoliv, Breyden Products, Five Star Distributing, Imaging

Office Systems, Inc., Iotron Industries USA, Inc., Northeastern REMC, Pyrotek, Qualitex, Ultra Electronics–USSI and Warner Electric.

“In today’s highly competitive market, having the right product for business development clients is more critical than ever,” said John

Sampson, President and CEO of the Northeast Indiana Regional Partnership. “One of the biggest challenges that our communities face

is having ready product; buildings and sites, development ready, that meet the current demands of businesses ready to grow and locate

in Northeast Indiana. We commend Whitley County for tackling this challenge head on.”

The 30 Spec Realty LLC project represents the fourth shell building to be developed at Park 30 Business Center since its inception in

1996. Rail Connect Business Park, located on 600 East near US Hwy 30, has a 70,000 SF expandable shell building available for lease or

sale by developer Whitley RC Investments, LLC.
