Press Release
Birmingham, Ala. -- The Sanders Trust, a national medical real estate investment company, announced today its acquisition of the Methodist Professional Center 2, a five-(5)story, 145,000 square foot, Class A medical office building in Indianapolis. The MPC2 building is located on the Methodist Hospital campus, which is Indiana’s largest hospital and part of the prestigious Clarian Health system. The state-of-the-art Professional Center is 100% leased and is anchored by Clarian Health Partners and affiliates of the Indiana University School of Medicine.
Football legend Bart Starr, Vice Chairman of The Sanders Trust, said, "Clarian’s management team is first-rate in every respect and I am pleased that we now have a presence in Indiana. We welcome an opportunity to build a relationship with the state’s premier health care provider.” Starr has focused much of his last 20 years on healthcare real estate and was instrumental in discussions leading to the property’s acquisition.
Mark Bode, Executive Director of Clarian Real Estate, said, “Clarian is pleased to have completed this transaction with The Sanders Trust and looks forward to a mutually beneficial real estate partnership.” Marvin Pember, CFO of Clarian, added, “Our goal for the sale of MPC2 was to extract capital from an existing real estate asset and reinvest that capital into our core health care mission.”
Rance M. Sanders, CEO of The Sanders Trust, stated, “Our mission is to facilitate a health care system's use of its real estate assets to achieve their optimal strategic value. The Sanders Trust's capital and seasoned management team serve to enhance our partners’ balance sheet, as well as foster physician relationships and recruitment."
The Sanders Trust’s investment strategy has been affirmed by a recent article in National Real Estate Investor Magazine, which characterized health care real estate as the new "recession proof" property type. Historically, on-campus medical office buildings maintain high occupancy patterns due to their convenient, strategic location. Doctors typically have renewal rates significantly higher than commercial office or retail tenants.
With its headquarters in Birmingham, Alabama, The Sanders Trust (www.sanderstrust.com) is a recognized leader in the investment community for health care clients and has developed or acquired almost $500 million in properties in 14 states since its inception in 1989.
Clarian Health is considered to be the premier health care provider in Indiana and has consistently been listed among the best hospitals in the United States by US News & World Report. Clarian Health is also the largest health care provider in Indiana and one of the busiest in the nation with over 85,000 annual admissions and more than 18,000 employees.
